2. What building codes & loads is the city currently using?

The City of Eloy currently uses the 2012 International Codes with local amendments and the 2011 edition of the National Electric Code. Wind Load 90, Snow Load 0 & Seismic C.

3. Can I submit a permit online?

We are unable to accept permits online at this time.

4. When is an inspection required?

Construction or work for which a permit is required shall be subject to inspection by
the Building Inspector and such construction or work shall remain accessible and exposed
for inspection purposes until approved. It shall be the duty of the holder of the building permit or their duly authorized agent to notify the Building Department when work is ready for inspection by calling 520-464-3179.

5. When does a Building permit expire?

A Building permit expires 180 days after it is issued with no activity. When you get your first inspection and it passes you will get another 180 days for it to expire.

6. How to extend/renew my Building permit?

A Building permit that has been expired for less than a year will have a renewal fee of one half of the original permit fee, for example $1000 (original permit fee) $500 (renewal fee). If a permit is expired for more than one year you will have to pay a full permit fee.

7. What is the minimum square footage to build an accessory without a permit?

120 square-feet or less without electrical, plumbing or mechanical; but all structures must meet minimum yard and setback requirements

8. When are Building Permits required?

Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or cause any such work to be done, shall first make an application to the building department and obtain the required permit.

9. When is a Licensed Contractor required?

A homeowner can do any new construction work exception of electrical and all repairs at their home without the requirement of a licensed contractor. If a residence is used as a rental unit, all repairs and construction work require a licensed contractor to do the work per Arizona Statute 32-1151 and 32-1154. Violation of this law is a Class One Misdemeanor.

Swimming Pools: All swimming pools shall be enclosed by walls of a single-family residential building or by a solid wall, a chain link or wrought iron fence not less than five feet (5') nor more than six feet (6') in height. If the design or the material of the fence or gate is such that there are openings, such openings shall be of a size to prohibit a spherical object four inches (4") in diameter from passing through or under the fence or gate. All gates shall be substantially the same height as the wall or the fence and shall be self-closing and self-latching and be constructed in such a manner as to prevent uninvited access.
